The inspection will usually cost somewhere between $300-$500 and will only cover moderate to severe issues. Most inspectors are not licensed by the state and so can only go over generic issues. Anything that needs the advice of a licensed professional will not be covered by the inspector. That being said, they can give an off-record recommendation if he or she feels that there is an underlying issue that needs to be addressed.
